These Terms of Service ("Terms") govern your use of AirLoom (the "Service"), operated by AirLoom ("AirLoom", "we", "us"). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. What AirLoom does
AirLoom is a research tool that helps users identify and evaluate potential Airbnb / short-term-rental arbitrage opportunities. It aggregates public listing, market, and jurisdictional data to produce scores, financial underwriting estimates, and draft outreach material (such as landlord pitch emails). AirLoom is a research and productivity tool only — it is not legal, investment, financial, or tax advice, and it does not guarantee the accuracy, legality, or profitability of any property or arrangement. You are solely responsible for independently verifying compliance information, lease terms, HOA/zoning restrictions, and any local short-term-rental laws before acting.
2. Accounts
You need an account to use most features. You're responsible for keeping your login credentials secure and for all activity under your account. You must provide accurate information and be at least 18 years old to use the Service.
3. Subscriptions, credits, and billing
Some features require a paid subscription or the purchase of search credits, billed through our payment processor (Stripe). By purchasing a subscription or credits, you authorize us to charge the applicable fees to your payment method.
- Subscriptions renew automatically each billing period until canceled. You can cancel anytime from your account; cancellation takes effect at the end of the current billing period, and you retain access until then.
- Credit packs are one-time purchases that do not expire but are non-transferable and non-refundable once used.
- Except where required by law, fees are non-refundable. We may change prices going forward with notice.
4. Acceptable use
You agree not to: (a) scrape, resell, or redistribute AirLoom's data or outputs as a standalone product or competing service; (b) use contact information or draft pitch material generated by AirLoom to send unsolicited communications in violation of CAN-SPAM, TCPA, or similar laws; (c) use the Service to violate any landlord's lease, HOA rule, or local short-term-rental ordinance; (d) attempt to reverse-engineer, overload, or interfere with the Service; or (e) use the Service for any unlawful purpose.
5. Third-party and public data
AirLoom compiles information from public listing sites, public records, and other third-party sources. We do not independently verify all of it, and it may be inaccurate, outdated, or incomplete. You use it at your own risk and are responsible for independent verification before making any financial, legal, or business decision.
6. Intellectual property
AirLoom and its underlying software, scoring methodology, and branding are owned by AirLoom. We grant you a limited, non-exclusive, non-transferable license to use the Service for your own internal business purposes. Reports, CSV/PDF exports, and draft pitch emails generated for your account are yours to use for your own outreach and analysis.
7. Disclaimer of warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT ANY PROPERTY, MARKET, OR DEAL IDENTIFIED THROUGH THE SERVICE WILL BE PROFITABLE, LEGALLY COMPLIANT, OR AVAILABLE.
8. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, AIRLOOM WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR SPECIAL DAMAGES, OR FOR ANY LOST PROFITS OR LOST DEALS, ARISING FROM YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE AMOUNT YOU PAID AIRLOOM IN THE 12 MONTHS BEFORE THE CLAIM AROSE.
9. Termination
We may suspend or terminate your access to the Service if you violate these Terms. You may stop using the Service and cancel your subscription at any time.
10. Governing law
These Terms are governed by the laws of the United States and the State of Texas, without regard to conflict-of-law principles. Any dispute arising from these Terms or the Service will be subject to the exclusive jurisdiction of the state or federal courts located in Texas.
11. Changes to these Terms
We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms. We'll update the "Last updated" date above when we do.
